  2. I can be a fairly good resource if ya need one. If I had more time, I'd gladly come out and swing a hammer for ya. I am finding it difficult to work on OUR house from the hospital room though.

I'll give a "free" one now. Looking at your laundry room, since it would be easier to move your water heater (it appears that it's an electric one) than move the entire electrical panel, you should consider moving the water heater away from the front of the panel.

It's code here that there be 36" clearance from the front of a panel and from what I see... you don't have that. I realize that you are not here and that you're in TN... either way, it's just a good (and safe) practice.

Plus, make sure the roof and soffit/fascia and gutter are all really good cuz you don't want nesting critters nesting in your home. If'n you're planning on getting a new roof... don't let them cover it (reroof it ) and get the best singles you can afford. It doesn't appear that you would need very many squares... and the reality of it is that upgrading your shingles from a cost perspective on a small roof doesn't add a whole to the total. The labor is going to be the same either way.

Anyway... that's my three cents... you know where to find me if ya need me. Congrats and happy hammering, wrecking or whatever you end up doing.

  3. Thanks Jeff! We could use any input. I checked and it looks like we do need the clearance in front of the box. That room and the "Family Room" used to be the garage. Ironically, this house and the one we rent now are identical except we have a garage here and the kitchen and dining area are opposite. Getting back to the point, we think the electrical box was moved when they converted the garage. In our current house, it is further down the side wall of the "garage". Also, you can't tell from this pic but the water heater has been moved closer to the box....WTF??? Don't know why. Will look at the size of our washer and dryer that go next to it.

With the roof, the fascia has been replaced all around. This was done after I took those pics. In the fall we are going to re-roof. We are going to go with the Energy Rated white shingles and do a complete tear off. Any thoughts on those shingles? I want to get the ones that I can deduct on our taxes. Jeff is going to do the roof and gutters. Don't know yet who will help because I sure ain't gettin up there!
